The use of BIM in Construction Project is not a new concept, however, the methodology to use BIM in CQM is based on the latest best practices. Therefore, CQM recommends the start of Single BIM Model in the earliest phase as possible, that’s why the initiative must start by the Project Sponsors and the Owner.

As shown in the above Flow Chart the A/E will help the owner in start of the BIM Model in the Conceptualization Phase by providing a 3D model that would be used to develop all other Design and Construction Drawings. Upon entering the Preconstruction Phase the Construction Project Management Professional team will assist in adding the fourth dimension of Time to the BIM 4D Model. The CQM Manager will start his review to develop the Site Specific Quality Plan at this stage.

As the Construction Phase starts, the fifth dimension for Cost is added to Cost Load the model and generate the 6D BIM Model. During Construction Phase is the most intense use of BIM in CQM Implementation. The Supply Chain Management Coordination is performed during the BIM Level of Detail and Development stages of LOD 350 and LOD 400 with the participation of all subcontractors and suppliers. Request for Information or RFIs are developed as design flaws are detected to prevent quality non-conformances during Construction Phase and production.

The CQM Methodology incorporates BIM 5D Model in developing the Advance Work Packaging process by visualizing the activities of the Work Break Down structure for each Installation Work Package (IWP). The SCM will collaborate and contribute to the development of the 5D BIM Model by providing their knowledge and expertise as Input and benefit from the developed IWP to Quality Control their activity as the CQM Manager uses the same to Apply CQM and assure the quality of the construction project.

As the BIM Model is being developed the A/E would develop the Sixth dimension and add value to the model by incorporating the Sustainability aspects of the project for the owner’s benefit. The 6D BIM Model is then taken a further step in improving the Facility Management needs and requirements as Construction Closeout documents are developed for better Operation and Maintenance of the Facility in the Asset Management phase for better Business Outcomes as defined in the Business Case during the Conceptualization Phase.

The Business Intelligence Dashboard developed through a 7D BIM Model would incorporate the CQM KPI as defined in the CQM Business process.
